1798 Catalogue of the Nibley Estate Sale

Much ancillary information is conveyed in this advertisement and its accompanying map apart from essential facts of names and sizes of farms, fields and their usage, tenants’ names and their style of tenure. Some Saxon field names appear e.g. Sheep Slait, Great and Little Meer, which have gone by 1846, lost in the massive re-modelling of the north west part of the parish after this sale to develop Stancombe Park.

The sale proved difficult to accomplish for two reason: the glebe lands were so intermixed with Smyth property that is was another 40 years before a completely acceptable settlement with Christy Church was reached. Similarly the Warren Court estate, the original endowment of Wotton Grammar School, had been manipulated by the Smyth family much to their advantage. Only after vendor Nicholas Owen Smythe had exchanged Starveall Farm as compensation for the debateable school estate, did the Nibley Estate finally leave Smyth hands after almost 200 years.

Lot III sold to Mr Gazard £300

A messuage and garden, with a duffell mill, and a grist mill, belonging thereto in the occupation of Mrs Gazard and a piece of pasture ground viz

Aa1 House, Mill and Garden 1 rod, 33 perches

2 Lagard 1 acre, 3 rods, 36 perches

Av4 Parcel of rough woody ground lying between Lagard and the Brook, on hand 1 acre, 2 rods, 8 perches.

Total area 3 acres, 3 rods, 37 perches.

This lots is particularly recommended to the attention of Manufacturers, there being a constant supply of water to the mills, and with which an extensive manufactory may be carried on, and having a good road leading to it.

The timber on this lot, consisting of 3 oaks, marked and numbered, is valued at the sum of 20l

The timber to be sold with the premises, consisting of 9 oaks, 3 ash, and 5 Asps [asperns?] is valued at 6l

This lot is subject to an annual rent charge of 10l payable to the poor of Wotton under Edge. The timber to be found with the premises, consisting of 26 oaks, 1 elm, and 1 ash, is valued at 11l.
